OAK PARK WAITLIST APPLICATION

OAK PARK WAITLIST!

Crest Properties Inc. will rent to anyone who submits a complete application for any available unit, meets our application requirements, and agrees to abide by all the rules and regulations set forth in our rental agreement. Rules and Regulations available upon request. Management will offer any upcoming units to those on our waitlist first in the order that we receive your application. Rent prices are subject to change from the time the application is submitted.

WAITLIST REQUIREMENTS
1. A complete and accurate rental application
2. A valid photo ID
3. At least two years of good, verifiable rental history or references from two separate rental agencies, whichever is greater.
(Dorms, fraternities/sororities and relatives do not count as rental history)
4. Proof of sufficient income, equal to a total of roughly 3 times the monthly rent amount. Attach all that apply to your application: Most recent pay stub, Most recent 3 months of bank statements (average will be taken) OR Proof of Financial Aid/Scholarships/SSI, etc.
5. A complete and accurate cosigner application may be required (see ‘Tenant Qualifications Required’ below for more information)
6. $50 application fee is not required to qualify for the waitlist. The application fee will be required once we officially have a unit available to process your application on. This fee is payable by cash, check, money order, or online (If applicants share credit and rental history (ie. married), one fee is charged.)
7. Applications will not be processed until we have received ALL completed applications from any and all roommates.


TENANT QUALIFICATIONS REQUIRED
*If an applicant is unable to meet one or more of our screening requirements, an additional security deposit and/or co-signer may be required.*


Income: Level of income for the applicant should be three times the monthly rental amount. Verification may include employment, income history, tax records, bank statements or other record of irrevocable means of support.

Rental History: Two years of good, verifiable rental history or references from two separate rental agencies, whichever is greater. Current and prior landlords will be contacted as references for each tenant. Failure to provide correct phone numbers and verifiable references may result in rejection.

Credit and Criminal History: A credit and criminal history report will be obtained for each applicant. If we can’t verify your credit/criminal history, this may be grounds for denial. Attitude: The demeanor and attitude of applicants during the interview process is considered.
Occupancy Standards: Two persons per bedroom, plus one. Additional utility charge, per person over the number of bedrooms, per month is $50.00

Incomplete/False application: Any information provided that is incomplete, inaccurate or false may be grounds for denial. Discovery later of false information may be cause for subsequent termination of tenancy.

Co-Signer/Security Deposit: If applicant is unable to meet one or more of the above screening requirements, an additional security deposit for rent and damages may be required up to three month’s rent and/or a co-signer may be required. If applicant is unable to meet income requirements a co-signer WILL BE REQUIRED. Co-signer application fee is $20, due with the tenant(s) application fee, and is payable by cash, check, money order, or online.

*All Crest Properties communities are non-smoking complexes. No smoking in the apartments, parking lot or grounds. No pets allowed in apartments or on the premises.*
