APPLICATION SCREENING AND SELECTION PROCESS

1. A completed Guarantor Application, $50 screening fee due before the application will be processed. It is the responsibility of the applicant to provide all documentation requested. Crest Properties will not search for any information needed to complete the application. If we request more information, it must be submitted before the application will be considered complete.
2. Applications may be delivered in person, by signed FAX, E-mail or Submitted Online.
3. The signed ‘Personal Unconditional Guarantee of Lease’ must be returned to Crest Properties Management within 24 hours of application approval. A fax or email with signature is intended as the original. Failure to return the completed form within this timeframe may result in Applicant’s forfeiture of the rental unit. Incomplete forms will not be considered. In any event that the Guarantor Application is unable to be processed or is withdrawn for any reason, Owner/Agent may rescind the Applicant’s approval or change any approval terms and/or conditions.
4. If denied, applicants will be given the reason for denial in writing. Objections may be addressed, in writing to: Crest Properties Manager, 2604 NW Garryanna Dr., Corvallis, OR. 97330.

APPLICATION REQUIREMENTS

1. A valid photo ID
2. A complete and accurate Guarantor Application
3. The Guarantor must attach proof of verifiable gross monthly income of at least three times the amount of the monthly rent. Verifiable income may mean, but is not limited to: employment paychecks, Most recent 3 months of bank statements (average will be taken), alimony/child support, trust accounts, grants/loans, etc.
4. Good Credit History. Guarantor consents to a credit check at Applicant’s expense. A negative credit report may result in an application denial. Negative reports include, but are not limited to: late payments, collections, judgments, total debt and bankruptcy. Screening charge of $50.00 is to be paid via, cash, check or money order, Records obtained from Experian PO Box 2002 Allen, TX 75013 1-800-397-3742 reports generated through Appfolio Inc. 50 Castilian Dr. Santa Barbara, CA 93117 1-866-359-3630.
5. $50 screening fee, payable by cash, check or money order, due upon notice of an available unit. Forms will not be processed until screening charge is received.

We conduct our business in accord with the Local, State and Federal Fair Housing Laws. It is illegal to discriminate against any person because of race, color, religion, sex, handicap, familial status, national origin, sexual orientation or source of income, or other legal basis.

Applicant hereby certifies that the information is true and correct and hereby authorizes Crest Properties Inc. to make any necessary inquiries deemed necessary to evaluate the application for tenancy and credit standing. Applicant understands and accepts that any information provided that is incomplete, inaccurate, or false shall be grounds for denial of the application or subsequent termination of tenancy upon determination of such false information. Incomplete applications will not be processed. Inability to verify information may result in denial of application.
Guarantor agrees to unconditionally and continually guarantee the performance by Tenant(s) of all obligations under the Rental Agreement, including but not limited to: timely and full payments of the rent and all financial obligations due to Owner/agent, any damages incurred by Crest Properties for any breach of Rental Agreement, any legal fees incurred, late fees owed, unpaid utility bills, damages to the property, cleaning and maintenance fees or any miscellaneous items levied under the terms of the rental agreement and collection costs.

The liability of the Guarantor is direct and unconditional and may be enforced without requiring Crest Properties to exercise, enforce or exhaust any remedies against Tenant(s). This guarantee extends to all amendments, renewals, extensions and new Rental Agreements between Tenant(s) and Owner/Agent. Guarantor waives rights to notice of any such amendments, renewals or new Rental Agreements. Guarantor also waives rights to any notices, violations and or other forms of communication from Owner/Agent to Tenant(s). We reserve the right to notify the Guarantor about any information related to the tenancy which we deem necessary.

Guarantor understands and agrees that he/she is NOT authorized to occupy the rental unit, but will be responsible for the tenants’ performance on the rental agreement, including financial obligations. If Owner/Agent accepts rental payments from Guarantor, this will not create a Landlord-Tenant relationship.

Further, guarantors below and tenant all consent and submit to the personal jurisdiction of Benton County Circuit Court for any litigated disputes concerning the subject lease and this guaranty.

In any event that the guarantee is terminated or becomes unenforceable for any reason, Owner/Agent may terminate the Rental Agreement or change its’ terms.

I will notify Crest Properties Inc. in writing of any change of employment, income or address immediately.
